DDA Awas Nivesh Yojana 2026: booking opens at 12 noon today, the real cost of a ₹15 lakh Narela flat and how to book

DDA starts first-come-first-served booking for 2,516 ready-to-move LIG flats in Narela at 12 noon on Tuesday, 20 October. You get 15 minutes to pay ₹1 lakh once you pick a flat. Here's what the ₹14.95–15.01 lakh price leaves out, what you'll pay in the next 60 days, and a calculator for the full cost and EMI.

TL;DRThe short version

  • Booking opens today, Tuesday 20 October, at 12 noon on DDA's Awaas Portal for 2,516 LIG flats in Narela Sector G2-G6: 1,020 in Pocket 3 at ₹15,01,049 and 1,496 in Pocket 6 at ₹14,94,791, after a flat 25% discount (DDA circular and flat lists, 8 Oct). It's first come, first served and stays open to 31 January 2027 or until the flats run out.
  • The 15-minute rule: once you pick a flat, you have 15 minutes to pay the ₹1,00,000 booking amount in one go by net banking, debit card or credit card (no UPI in the brochure). Raise your card or net-banking limit before noon.
  • ₹15 lakh isn't the full bill. The price excludes maintenance charges, freehold conversion charges, GST (DDA's flat list says so) and ₹2,000 for water. Delhi stamp duty and the 1% registration fee come on top at the conveyance deed, about ₹1.05 lakh for a man or ₹75,000 for a woman on the list price. The balance is due within 60 days of the allotment letter.
  • Book from 12 noon today on the DDA Awaas Portal with your registration login and ₹1 lakh ready; it's first come, first served: eservices.dda.org.in › DDA Awas Nivesh Yojana 2026 (official)Not registered yet? Create a login with your PAN on the same portal and pay the ₹2,500 registration fee first (one-time, non-refundable; skip it if you registered for an earlier DDA scheme).

Short answer: the DDA Awas Nivesh Yojana 2026 opens for booking at 12 noon today, Tuesday 20 October, on the DDA Awaas Portal. 2,516 ready-to-move LIG flats in Narela go first come, first served at ₹14,94,791 (Pocket 6) or ₹15,01,049 (Pocket 3) after a 25% discount. You'll need ₹1 lakh within 15 minutes of picking a flat, and the rest within 60 days of DDA's allotment letter. Every number on this page is from DDA's own circular and brochure unless I say it's reported.

Work out the real cost and your EMI

DDA says the final price follows each flat's actual plinth area.

Not published yet. DDA adds them to the demand letter.

DDA's list says the price excludes GST but doesn't give a rate.

The calculator runs in your browser and sends nothing anywhere. The loan amount and the 8.5% rate are example inputs, not offers; put in your own bank's numbers.

How to book at 12 noon: step by step

  1. Log in early. Go to the DDA Awaas Portal (link at the top) and sign in with the login you created using your PAN. If you haven't registered, do it now: create the login, then register for the scheme and pay ₹2,500 online. The fee is one-time and non-refundable, and you don't pay it again if you registered for an earlier DDA scheme.
  2. Have ₹1,00,000 ready in one place. DDA wants it in a single transaction by internet banking, debit card or credit card. The brochure doesn't list UPI. Many debit cards and net-banking accounts have daily limits below ₹1 lakh, so raise yours this morning. The money can come from anyone's bank account.
  3. Pick a flat from 12 noon. The portal shows the flats still available. Check the flat numbering plan and layout plans on the scheme page beforehand so you know which blocks and floors you'd take.
  4. Pay within 15 minutes. Once you select a flat, it's blocked for you for 15 minutes. Pay in that window and, once the bank confirms, the flat is booked. Miss it and the flat goes back into the pool.
  5. Watch for the demand-cum-allotment letter. DDA says it "generally" comes within a week, on the portal, with an email and SMS. It's your job to check the portal: DDA won't accept "I didn't get the email" as a reason for paying late.
  6. Pay the rest within 60 days. Generate an online challan on the portal and pay by NEFT, RTGS or net banking from your own savings account or a listed relative's.

DDA has posted walkthrough videos of the application and payment process on its YouTube channel: English and Hindi.

What ₹15 lakh doesn't cover

Cost Amount Source
Flat price after 25% discount ₹14,94,791 (Pocket 6) / ₹15,01,049 (Pocket 3) DDA flat lists
Price before the discount about ₹19.93 lakh / ₹20.01 lakh our maths: list price ÷ 0.75
Water connection ₹2,000 DDA brochure
Maintenance charges not published; added to the demand letter DDA brochure and circular
Freehold conversion charges not published; "where applicable" DDA brochure and circular
GST price shown is "excluding GST"; rate not given DDA flat lists
Stamp duty at the conveyance deed 6% for a man, 4% for a woman, on the deed value or circle rate, whichever is higher; 5% joint (reported) Delhi Revenue Dept; Housing.com
Registration fee 1% + ₹100 pasting fee Delhi Revenue Dept

On the Pocket 6 list price, stamp duty and the registration fee alone come to about ₹1.05 lakh for a man (7%) or ₹75,000 for a woman (5%), and more if Narela's circle rate for the flat works out higher than DDA's price. If you're buying with a wife, mother or daughter, putting the deed in her name saves about ₹30,000 on stamp duty at this price.

The 60-day clock is the part that catches people

The ₹1 lakh gets you the flat. The other ₹13.9–14 lakh is due within 60 days of the allotment letter, interest-free. After that, DDA gives 30 more days at 10% a year simple interest on what's unpaid. Past 90 days, the allotment can be cancelled and the ₹1 lakh is forfeited. A delay of up to 2 working days is condoned automatically; longer than that, restoration needs the Vice-Chairman's approval, 14% penal interest and at least 25% of the price already paid.

So if you're taking a loan, start now, not after the letter arrives. DDA lets you mortgage the flat to banks, LIC, cooperative banks and RBI-recognised housing finance companies without its prior approval, as long as DDA keeps the first charge until it's paid in full. You still need to file a home loan intimation on the portal, preferably within 30 days of the letter. DDA says it isn't responsible for a bank's delays, and any late interest is yours to pay.

My read: if you don't have a loan pre-approved or the cash already sitting in a bank account, don't book at noon just because the flats might go. Two months sounds like plenty, but a home loan on a DDA flat needs the allotment letter, a valuation and the lender's own paperwork. If it slips, you lose ₹1 lakh. The scheme stays open to 31 January 2027 unless the flats sell out, so booking next week with your money in place beats booking today without it.

Who can book

Per DDA's brochure:

  • Indian citizens aged 18 or over who can legally sign a contract.
  • You need a PAN and a savings account in your own name.
  • Owning other property is fine. The brochure says there's no restriction on owning land or a flat in Delhi or elsewhere, and you can buy more than one flat. If you or your family buy two adjacent flats, DDA may let you join them with a door through the shared wall, subject to its structural approval.
  • No income limit appears in the brochure. PalProperty's summary of the brochure reads it the same way.
  • PwBD (Divyangjan) allottees get a 5% rebate, up to ₹2.5 lakh, and can choose hire purchase: 25% upfront and the rest over 15 years at 10% simple interest on the reducing balance. Everyone else pays cash down.

Documents such as ID and address proof, PAN copies and the affidavit in Annexure B go in after allotment and before possession, online only. You don't need them at noon.

Pocket 3 or Pocket 6?

On paper they're the same flat: LIG, 49.90 sq m including balcony and common area, ready to move in, in Sector G2-G6, Narela. Pocket 6 is ₹6,258 cheaper and has more stock (1,496 flats against 1,020). DDA's brochure lists the area's selling points as the upcoming metro station on the Rithala–Narela–Kundli corridor, a proposed RRTS station, UER-I, UER-II and GT Karnal Road, and an education hub in the same sector. All of those are "upcoming" or "proposed" in DDA's own words.

DDA sells the flats "as is where is", says it won't take complaints about design, construction quality or price afterwards, and advises you to inspect the site before booking. Its brochure lists site contacts for each pocket. One thing to check: the brochure's heading says "Pocket 3 and Pocket 4", but its price table, its site contacts and the circular all say Pocket 3 and Pocket 6. The flat lists, which go flat by flat, are for Pockets 3 and 6.

After you pay: possession and the deed

  • Apply for the possession letter online within 90 days of paying in full, or DDA charges watch-and-ward fees.
  • Collect physical possession from the field engineering division within 60 days of that letter.
  • Join the pocket's RWA. It's mandatory, and the RWA runs the lifts, common lighting and upkeep.
  • Book a date for the conveyance (freehold) deed online after possession, and pay the stamp duty and registration then. You can't sell or transfer the flat before the deed is registered.

01

Myth You need to be from a low-income group to book an LIG flat.

Fact 'LIG' is the flat category, not a buyer test. The brochure's eligibility list is Indian citizenship, age 18+, a PAN and a savings account in your name. It sets no income limit and says owning land or a flat elsewhere doesn't stop you.

02

Myth It's a draw, so it doesn't matter when you log in.

Fact There's no lottery. DDA's brochure says flats go on a 'First Come, First Serve' basis from 12 noon on 20 October, and a flat you pick is locked for you for 15 minutes while you pay.

03

Myth ₹15 lakh is the total price.

Fact DDA's flat lists say the price excludes maintenance charges and GST, and the brochure adds ₹2,000 for water plus freehold conversion charges where applicable. Stamp duty and the registration fee come later, at the conveyance deed.

04

Myth The ₹1 lakh comes back if you change your mind.

Fact The booking amount counts towards the price if you go ahead, but the brochure says it's forfeited if you surrender, cancel or don't pay the rest on time.

DDA's circular launches the scheme: 2,516 LIG flats in Narela at a flat 25% discount.

  2. 13–14 Oct 2026

  3. 20 Oct 2026, 12 noon

First-come-first-served booking opens; ₹1 lakh within 15 minutes of picking a flat.

  4. About a week after booking

Demand-cum-allotment letter, per the brochure ('generally within a week').

  5. 60 days after the letter

Last interest-free day for the full price; a 30-day grace period at 10% p.a. follows.

  6. 31 Jan 2027

Scheme closes, unless every flat is booked earlier.

Help, and one number to ignore

The Times of India, quoting a DDA official, reports a toll-free helpline, 1800-110-332, and says booking starts at noon on the direction of LG TS Sandhu. The brochure itself only says a call centre will run at Vikas Sadan. The same TOI report puts Pocket 6 at "about Rs 14.5 lakh". DDA's own flat list says ₹14,94,791, so go by that.

What we don't know yet

DDA hasn't published the maintenance or conversion charges, so the calculator leaves them for you to fill in from your demand letter. It also hasn't said whether any GST will actually be charged, beyond noting the list price excludes it. We'll update this page if DDA changes the stock, prices or dates, or posts how many flats were booked on day one.

Trend Monitor

Searches for the scheme spiked on 14 October, when registration opened (100 on Google's 30-day index), dipped mid-week and climbed back to 90 on Monday 19 October, the eve of booking day. 'dda awas nivesh yojana 2026' was the fastest-rising 'yojana' search in India over the past week.

  • dda awas nivesh yojana 2026+400% (pytrends related to 'yojana', now 7-d, geo=IN, ~7 AM IST 20 Oct)
  • pradhan mantri surya ghar muft bijli yojana+250% (same set)
